Can I obtain my own permit?
You can, but we prefer to obtain the permit for you. Questions are often asked by building code officials as to the construction practices being used, which can lead to confusion and misunderstanding. Our buildings carry a licensed architectural engineer’s stamp of certification, which simplifies the permit process. You also need to be aware that the party obtaining the permit is responsible for final code compliance.
Do I need a permanent foundation for my building?
Virginia statewide building code also states that any building over 256 square feet must have a permanent foundation. We have developed a system that meets those requirements.
What is a property plat?
This is a legal document of your property showing the property lines and distances, placement of your home, and any additional structures. Any easements or restrictions will also be noted. A copy of this document is required to obtain a building permit.
What are property setbacks?
Every property has a minimum distance that must be maintained from the property lines for building purposes. These setbacks vary in distance, depending on the locality and the size of the property. Larger lots generally require greater setbacks.
How do I determine my setbacks?
We’ll be glad to help you determine your setbacks. The zoning office of your locality has the property setbacks for your specific address. Your setbacks may differ from your neighbors’ depending on the size, shape or other variables of the property.
What are easements?
Easements are utility company or storm drainage right-of-ways. Not every property has these restrictions. If your property does it will be noted on your property plat. No structures are allowed to be located on an easement.
What are some other rules I should be aware of?
Some localities do not allow a structure taller than your house. Agricultural zoning is an exception.
Some localities have a square foot limit on the amount of accessory structures you can have on your property. In some cities, this limit may be a maximum of 500 square feet. For instance, if you have an existing strcture of 200 square feet, you can only build up to 300 square feet for any other additional structures. Other cities may base the limit on a percentage of your total property size. Each locality has different guidlines, and should therefore be contacted to determine the guidelines for your property specifically. We will be glad to assist you in obtaining this information.
Accessory structures may be placed in a side yard but all the localities require that they do not extend beyond the front of the house.
Building on property that backs to area tidal waters needs approval from the Chesapeake Bay Preservation Authority. If your property falls into this category, we will be glad to assist you in obtaining this permit.
If I have a problem with a zoning law what recourse do I have?
All localities have a variance procedure to which appeals can be made. Contact should be made with the proper zoning office for additional information.
